Lot Grading

The City of Beaumont’s lot grading acceptance process applies to all residential lots.

2024 Inspection notice

Lot grading will start accepting inspection applications from May 13 for the 2024 season. However, the field inspections will commence starting June 1, 2024. All inspections will be conducted in the order they are received.

What's the purpose?

The purpose of lot grading is to ensure all properties (public and private) are within compliance with Surface Drainage Bylaws and have met the surface drainage requirements set out in the subdivision lot grading plan to prevent flooding on private property and other water-related damages.

Positive lot grading ensures surface runoff drains away from building foundations and towards the city storm system. The city regulates lot grading to control drainage discharge points as well as the rate of flow entering the public roads and storm sewer system.

All residential lots must be graded in accordance with the City of Beaumont’s Surface Drainage Bylaw 732-08 [pdf] & 732-01-10 Amendment [pdf], City of Beaumont’s General Design Standards, and the accepted Surface Drainage Plan for the area. Lot grading inspections are conducted at two stages: Rough Grade and Final Grade.

Please check out the Lot Grading Guidelines and Why Inspections Fail resources below to review a complete breakdown of both inspection types.
